General Questions

Although stucco and EIFS (Exterior Insulation and Finish System) often appear similar, they are very different assemblies. Traditional stucco consists of reinforcing lath and cement-based materials applied over a wall assembly. EIFS incorporates rigid insulation covered by reinforced base coats and a textured finish coat. Because the systems perform differently and can experience different types of failures, proper identification is important when evaluating a structure.

Manufactured stone veneer is a lightweight cement-based product designed to resemble natural stone. While aesthetically appealing, improper installation can allow moisture intrusion behind the veneer. Proper flashing, drainage details, clearances, and installation methods are essential to long-term performance.

While availability cannot be guaranteed, same-day inspections and reporting may be available depending on location, scope, and scheduling demands.

Moisture Intrusion & Leak Investigations

Common signs may include cracking, staining, efflorescence, sealant failures, rust-colored streaking, bulging wall surfaces, peeling paint, swollen trim, buckled flooring, drywall cracking, water stains, mold growth, or musty odors. These conditions warrant further evaluation but do not necessarily confirm concealed moisture damage.

Yes. Moisture intrusion can exist within concealed wall cavities for extended periods before visible symptoms appear. Significant deterioration can sometimes occur before interior or exterior damage becomes apparent.

The report will document the areas tested, moisture readings obtained, and observations made during the inspection. Recommendations may include additional investigation, monitoring, selective demolition, repair consultation, or remediation depending upon the conditions observed.

Moisture readings are typically obtained by inserting specialized probes through the cladding system into underlying wall components. Additional moisture evaluation may be performed from the interior using non-invasive scanning equipment and moisture probes where accessible.

Moisture testing requires small penetrations in the cladding system. These penetrations are generally minimal and are sealed following testing. The limited impact of testing is often outweighed by the ability to identify concealed moisture conditions before significant structural damage occurs.

Moisture analysis requires small probe holes to be drilled through the exterior cladding system. In most cases, testing involves two approximately 1/4-inch diameter holes spaced about 1 inch apart at each test location. Following testing, the probe locations are sealed using an approved sealant.

Every effort is made to closely match the existing cladding color and texture. In addition to using standard manufacturer colors, custom color blending is often performed to achieve a closer match to the surrounding finish.

In most cases, probe locations are not readily noticeable from a normal viewing distance. However, because no color or texture match is perfect, the locations may be visible upon close inspection or if you know exactly where to look. The minor cosmetic impact of testing is generally outweighed by the ability to identify concealed moisture intrusion and potential structural damage that may not otherwise be detected.

Inspection Process

A Level 1 inspection is a non-invasive visual evaluation of the exterior building envelope. The inspection includes observation of the cladding, flashings, sealants, penetrations, transitions, and other visible components. Potential concerns, installation deficiencies, and conditions that may contribute to moisture intrusion are documented and included in a written report.

A Level 2 inspection includes all components of a Level 1 inspection and adds moisture analysis testing. Moisture readings are obtained from concealed wall components behind the cladding system to help determine whether moisture intrusion is present and to assess the severity and extent of affected areas.

Yes. Moisture analysis requires small probe holes to be drilled through the cladding system to obtain moisture readings from concealed wall components. The openings are typically small and are sealed following testing. Invasive testing is often the most reliable method of determining actual moisture conditions within a wall assembly.

Interior inspection is available and strongly recommended when performing moisture analysis. Interior observations may include visual examination of walls, ceilings, trim, unfinished basement areas, and other accessible locations. Non-invasive moisture scanning equipment may be used, and exposed framing may be moisture probed when appropriate.

Inspection times vary depending upon the size, complexity, accessibility, and scope of the project. Smaller residential inspections may take only a few hours, while larger residences, commercial buildings, multifamily properties, or comprehensive moisture investigations may require significantly more time.

No. While clients are welcome to attend, it is not required. Many inspections are performed on behalf of homebuyers, relocation companies, attorneys, property managers, contractors, and out-of-state clients. Findings are documented in a detailed written report.

Whether or not you are present, access must be available to all areas included within the scope of the inspection. This includes providing unobstructed access around the entire structure, with any gates unlocked or otherwise accessible. If an interior inspection is included in the scope of work, arrangements must also be made to provide access to the interior of the property.

To help ensure accurate inspection and moisture testing results, sprinklers should not be operated, and the exterior cladding should not be power washed or otherwise intentionally wetted prior to or during the inspection. Recent wetting of the cladding can affect moisture readings and may impact testing results.

Reports & Documentation

Clients receive a detailed written report documenting observations, findings, photographs, moisture readings (when applicable), areas of concern, and recommendations for further evaluation, maintenance, monitoring, or repair.

Yes. Reports are tailored to the scope and purpose of the inspection. Whether the inspection is being performed for a real estate transaction, leak investigation, repair verification, maintenance planning, contractor consultation, insurance claim, or legal matter, reporting can be adjusted to meet the client’s objectives.

Yes. Photographs are an important component of the inspection process and are used to document observed conditions, deficiencies, testing locations, moisture readings, and other relevant findings.

While not every occurrence of a particular deficiency will necessarily be photographed and included in the report, numerous representative examples are typically provided for each deficiency category. This approach helps clients better understand the nature, extent, and distribution of the conditions identified during the inspection.
