Exterior Inspection & Building Envelope Services

Protect your investment with independent exterior building envelope inspections. Since 2002, Evans Exterior Inspections has helped homebuyers, homeowners, attorneys, contractors, HOAs, relocation companies, and property managers identify moisture intrusion, installation defects, concealed damage, and construction deficiencies before they become costly repairs.

Stucco & EIFS Inspections

Comprehensive inspections of traditional stucco and EIFS (Exterior Insulation and Finish Systems) to identify moisture intrusion, concealed deterioration, installation deficiencies, and conditions that may lead to future failures. Evaluations may include visual inspection, moisture testing, wall scanning, and documentation of deficiencies. Ideal For: Home buyers Home sellers Real estate transactions Attorneys and litigation support Suspected moisture intrusion Warranty claims

Stone Veneer & Masonry Cladding Inspections

Independent evaluations of manufactured stone veneer, natural stone veneer, brick veneer, and related masonry cladding systems. Inspections focus on flashing details, drainage provisions, attachment methods, moisture management, and visible signs of distress or deterioration. Ideal For: Existing homes New construction Water intrusion concerns Pre-purchase evaluations Repair verification

Exterior Cladding & Building Envelope Inspections

Not all building envelope problems involve stucco or stone veneer. We inspect a wide variety of exterior cladding systems, including: fiber cement siding (Hardie Board®), vinyl siding, engineered wood siding, brick veneer, composite siding systems, exterior trim and flashing systems, windows and doors, roofing-to-wall transitions. These inspections help identify water management deficiencies, installation issues, and conditions that may compromise the building envelope.

Construction & Repair Monitoring

Independent third-party inspections performed during construction, remediation, recladding, or major repair projects. Periodic inspections help verify that work is being completed in accordance with manufacturer requirements, industry standards, and project specifications before deficiencies become concealed.

Post-Repair Verification Inspections

Repairs may be completed, but were they completed correctly? Post-repair inspections provide an independent evaluation after remediation or reconstruction to determine whether deficiencies have been properly addressed and documented. Photo shows a contractor cutting and sealing flashing in an attempt to make it look like it properly penetrates behind the EIFS.

New Construction Building Envelope Inspections

Inspections performed during key stages of construction help identify deficiencies before they become hidden behind finished materials. Evaluations may include weather barriers, flashing installations, windows, doors, cladding systems, and final exterior completion.

Moisture Intrusion & Leak Investigations

When conditions warrant, Evans Exterior Inspections may utilize supplemental tools such as thermal imaging, non-invasive moisture scanners, and invasive moisture testing to help identify areas of suspected moisture intrusion. Thermal imaging does not measure moisture directly but can help identify temperature variations that may indicate hidden moisture, air leakage, or building envelope deficiencies. All thermal findings are evaluated in conjunction with visual observations and moisture testing when appropriate.

Rush & Real Estate Deadline Inspections

When contingency deadlines, closing dates, or legal matters require immediate action, expedited inspections may be available. In many cases inspections and reports can be completed within extremely short timeframes depending on scheduling and location.
